Services

Our services are designed to serve resident and non-profit owned communities. We will work with co-op boards, technical assistance providers and non-profit owners to customize them so our regular practices are a direct match for your community’s needs.

Property, Maintenance and Improvement

We work with boards and non-profit owners to ensure a budget, long-term, and annual plan are in place. We partner with local service providers to ensure that day-to-day tasks are completed so the community is well maintained.

Financial Services

We are experts in financial services and reporting and make it simple and straightforward to see what is happening with the community’s money. Reports are timely, informative and helpful.

Cooperative and General Business

We are accessible and responsive, while carefully managing the details of the community, partnering with boards, non-profit owners and other support to ensure the community runs smoothly.

Financial Services

  • Collect rent and other fees owed to the Community
  • Maintain accounts on behalf of the Community

  • Monthly financial reports and dashboard of key indicators

  • Preparation of year-end financial statements

  • Assist in budget preparation and communication to the Community

  • Assist in the preparation of materials for tax returns

  • Assist in hiring a CPA firm or other professionals

  • Accurate utility billing

Property, Maintenance and Improvement

  • Implement inspection and rules enforcement program

  • Assist in the development of a Capital Improvement Plan (CIP)

  • Review of a Property Conditions Report (PCR)

  • Develop an annual maintenance plan

  • Manage and implement the property maintenance plan, hire any needed qualified vendors

  • Review and maintain insurance

  • Provide 24 hour on-call emergency services

Cooperative and General Business

  • Assist in routine applicant screening by coordinating the preparation of applicant packets, securing credit and criminal background reports, determining eligibility

  • Develop and implement routine protocols for handling of complaints, regular inspections, notices and fines for violations.

  • Provide community rules enforcement

  • Attend most regularly scheduled and special meetings

Non-Routine Services

Common Good will be available for certain non-routine services which shall be performed only with the prior authorization and for the amounts agreed upon in a mutually agreed upon Non-Routine Service schedule for such services.

  • Participate in legal matters, interacting with legal counsel, and other actions

  • Grant procurement, grant management, project management and real estate development

  • Maintain common areas, offices, mailbox/mail rooms

  • Insurance claim administration for property damage and personal injury claims

  • Enforce community rules outside agreed-upon routines
